Demandas projetuais, sustentáveis e tecnológicas de imóveis residenciais - o caso da cidade de Itaúna-MG

Abstract

The society is in constant versatility consumption, the advances in science and technology have brought several innovations that are even more present in people's daily lives, including in the way of living. The tendencies in consumption of residential properties evolve concurrently with the population. The technology and sustainability are having an important increase in people's daily lives and are gradually being incorporated into homes. With wide access to information, the consumers become more demanding and thereby, the design forms of homes increasingly tend to meet different user profiles. Thereby, it is extremely important that the real estate market understand the diversity and changeability of the consumer public for the viability of its real estate projects, as well as that the architectural concepts are aligned with the customers' search. The objective of this study is to understand the demand and acceptability of residential attributes on the rise in the market, related to the design, sustainability and automation of homes, in a specific application for the city of Itaúna/MG. Therefore, it is possible to visualize user preferences, the main items that positively aggregate the quality of housing and have investment potential in residential development. To outline the research, some items related to the proposed themes, project, sustainability and technology were listed for study. With a perspective to analyze the importance of each item for the real estate consumer, a quantitative approach was used through interviews and surveys with different people in the residential real estate market, the consumer and professionals in the area. In this way, percentages of demands and acceptability of the items were obtained. Through the results obtained in the research, it was possible to visualize that, among the listed attributes, those of sustainability have strong market demand and greater investment interest by consumers. Of the analyzed design attributes, only the movable walls presented a lower demand by users. The technology items proved to be less attractive to the respondents, with virtual monitoring cameras and USB sockets being the items most in demand among them. Regarding the environments that can be shared among unit owners, despite a certain optimism on the part of professionals, the acceptability of consumers is still small.
