Abstract: The dissertation "The Urban Condition of Tourism" investigates the relationship between the urban phenomenon - especially the extensive urbanization and perimetropolization - and the processes of development of tourist areas along the Reserva da Biosfera da Serra do Espinhaço. It analyses how these processes are presented in Lavras Novas, Serra do Cipo and Milho Verde landscapes, which are considered important tourist destinations of the state of Minas Gerais. Tourism is a catalyst for commercialization processes of the places that occurs in these small urban centers in the interior of Minas Gerais, particularly in the last 40 years. The way it was settled in these districts of colonial origin is related to the construction of the meaning of mineiridade (mineiro identity) that permeates the notion of heritage and communicates with the preservation of natural landscapes as well as with historical and cultural elements of Serra do Espinhaço. These elements have been used for tourist activity developed in this region, based on motivations related to the identity of Minas Gerais: the search for imaginary roots, rural livelihoods, outdoor activities as well as the natural and cultural enchanted land of Minas Gerais. Thus, the notion of heritage - historically constructed - influences and supports the development of public tourism policies that adopt a territorial approach with marketing bias. Programs and projects arising from public policy Regionalization of Tourism, tend to value this region of Minas: the central axis of the Gold and Diamond Cycle - situated in environmental contexts of great biodiversity and high scenic beauty, protected by the SNUC National System of Conservation Units (Sistema Nacional de Unidades de Conservação). This patchwork transforms these places into high value-added tourism products by combining history, culture and nature. From what has been stated, we believe that the real estate market also embraces the valuation of these places of tourist interest (by increasing the land value), causing a "gentrification of territory" and, consequently, social segregation and consumerism directed to upper middle classes. The historical processes of establishment of the urban centers of Lavras Novas, Serra do Cipo and Milho Verde, as well as the relation made by the first inhabitants with their land, say a lot about how tourism and the real estate market - in association - have taken over each place and how these react, or not, to the influences of such processes. The research is an exploratory study and relied on surveys of staff, literature review, document analysis and field work. In the visited areas, both on-site observations and in-depth interviews with key informants were conducted in conjunction with space records in search of clues of how these phenomena are expressed in local landscapes. The research set out to take a step back in the tourism field studies to understand how this activity and urban phenomena are related: they originate in the center (urban core) of the city of Belo Horizonte, expanding its urban tissue to the surrounding regions, as well as inducing flows of tourism. It is, therefore, an attempt to contribute to the studies from a perspective that receives little discussion in academia: the urban areas. The dissertation aims to open doors and recognizes that the understanding of tourism and its relationship with the city need to be deepened - what is our future desire. Exploratory research indicates that territorial changes are expressed in the form of contradictions and or resistance, and that such processes may depend on the historical relations built in time and space, in association with contemporary - and remaining - land issues.
