O impacto da ausência de um plano de manutenção predial na ocorrência de manifestações patológicas

Abstract

This study addresses the topic of maintenance management systems in buildings, based on a case study grounded in a technical expert report and literature review. The objective is to identify existing pathological manifestations, assess their causes, and propose maintenance recommendations aligned with current standards, with emphasis on ABNT NBR 5674:2024, ABNT NBR 15575:2024, ABNT NBR 14037:2024, ISO 15686-1:2011, and ABNT NBR 13752:2024. The adopted methodology included document research, analysis of the technical report, and examination of photographs to identify the pathological manifestations and define the corresponding responsibilities. The analysis revealed that the absence of a structured maintenance management system and lack of documentation compromised the traceability of actions taken, limiting the technical and legal basis of the expert conclusions, although the report remained valid for describing the observed conditions. As a result, technical recommendations were proposed to correct the identified failures and implement a preventive and corrective maintenance system, ensuring greater safety, performance, and extended service life of the building. It is concluded that the lack of planned maintenance and proper documentation not only exacerbates pathological manifestations but also undermines the foundation of expert reports, reinforcing the need for a structured maintenance culture and the adoption of preventive practices as essential pillars for the sustainability and durability of buildings.
